Payment is due within 24 hours after closing. You ONLY pay upon a successful closing!

Out of 100 tasks, Our Agents are only responsible for 4.


TC Expectations During Transaction:

  • Constant communication from start to finish with all parties involved for status updates as well as outstanding items.

  • Business Quarterly Reports and YTD overview

  • Daily/Weekly Transaction Summary Reports

  • Open Escrow and verify wire instructions

  • Calculate contract deadlines and create a timeline for all parties. Update deadlines due to any changes in the contract.

  • Introduction emails including contract timeline and a copy of the executed contract sent to agent, buyer/seller (whichever you represent), lender and title company.

  • Verify Earnest Money deposit and obtain a receipt from escrow.

  • Ensure secure handling of all documents. Distribute to all parties and your Broker.

  • Collect, review and organize contracts, amendments, and disclosures for completion and compliance.

  • Ensure amendments to the contract are shared with appropriate interested parties and deadlines updated accordingly.

  • Obtain missing signatures, amendments, and information to complete the Executed Contract docs. 

  • Ensure the lender, title company, and broker receive any amendments or changes to the contract.

  • Send new amendments to all parties and your Broker.

  • Schedule inspections & order warranties (as needed) and verify inspection date and time

  • Send reminder to order Home Warranties, if needed.

  • Confirm inspection has been set up in accordance with an offer deadline

  • Distribute the Amendment to Address Concerns (ATAC) to all parties and your Broker.

  • Keep track of items and dates on the ATAC and follow up on repairs and receipts

  • Ensure all parties have received reports to review.

  • Keep in contact with Escrow, and Lender throughout the Due Diligence for clearance.

  • Request updates from the title, attorney, lender, and all other parties on their progress of the transaction.

  • Provide agent email updates and reminders of all important deadlines throughout the transaction 

  • Keep track of items and dates on the Special Stipulations (SS)

  • Provide Buyer/Seller a timeline of the transaction and reminders of important deadlines

  • Order or Collect HOA documents in accordance with deadlines and email to buyer agent

  • Order Home Warranty per contract if needed.

  • Personalize/Branded email templates and introductions to all parties including the buyer/seller. 

  • Submit/send contracts to title and lender, as well as all other parties involved. 

  • Submit all required contract documents to the broker for compliance.

  • Manage all dates and deadlines, get all necessary information to buyer/seller.

  • Send you reminders the day before/on all deadlines/due dates.

  • Send calendar invitations to you and your client(s) for all deadlines/due dates.

  • Coordinate and Monitor appraisal timeline and completion with the lender

  • Coordinate and monitor buyers loan status with lender

  • Ensure your buyer/seller is provided a copy of all necessary documents

  • Draft Commission DA for Agent approval prior to submitting to escrow and compliance.

  • Complete your Broker’s procedure for a Disbursement Authorization Form (DA).

  • Verify escrow has all the required documentation for closing.

  • Send the DA to the attorney’s office for you to be paid at closing.

  • Request the Preliminary Settlement Statement (PSS) and review for accuracy.

  • Send the Preliminary Settlement Statement (PSS) to you and your client for review and approval.

  • Request the Final Settlement Statement (FSS) after closing

  • Coordinate and confirm final walk-through before Closing.

  • Provide utility contact info and remind the buyer to transfer utilities

  • Coordinate Key transfer

  • Conduct a final audit of the file prior to closing to ensure all documents are uploaded and the file is complete.

  • Ensure MLS status changed to Sold.

  • Confirm transaction fully and closed and alert agents.

  • Upload Final ALTA/CD to brokerage system for compliance.

  • Order closing gifts and send out personalized thank you postcards.

  • Schedule/help coordinate closing day with all parties in the transaction. 

  • Submit compliance digital files with copies of all contract docs for you and your client's record. 

  •  3-way referral program and so much more!

Agent Expectations During Transaction:

  • Review Escrow Instructions and settlement statements

  • Review Preliminary Title Reports

  • Negotiate repairs and/or any changes in Contract

LISTING MANAGEMENT SUPPORT

A minimum 24-hour notice is required in order to prepare your listing. If submitted over the weekend, an additional fee may apply.

Payment is due within 24 hours of the listing going active in the MLS.

  • Complete listing file creation in the agent's preferred software. Agent must provide an executed listing agreement and MLS Input Form for this service.

  • Fill out all required listing documents and disclosures and send them to customers for signatures. Ensure everything is fully executed before going live.

  • Order preliminary title, if applicable.

  • Add and update listing information into the MLS  and save as incomplete for agent review (agent fills out input form, listing comments, and description). 

  • Have listing agent edit or approve MLS input before going live.

  • Assign lockbox/showtimes to MLS listing.

  • Schedule cleaner before photos (if applicable).

  • Schedule stager for consultation (if applicable).

  • Schedule a photographer for a photoshoot once the house is staged (if applicable).

  • Add and organize professional photography to MLS listing in an appealing order.

  • Enter Open House information into MLS so this can syndicate out to other websites (Zillow, Realtor, etc.)

  • Send seller and agent professional photography to review.

  • Obtain and add required documents to the MLS listing such as disclosures, surveys, Seller’s Property Disclosure, inspections, etc.

  • Order HOA documents (if applicable).

  • Ask the seller to make copies of house keys for the lockbox. 

  • Provide a copy of the listing via email to the seller.

  • Advise Seller when the listing is LIVE

  • Online exposure assistance is available for Facebook, Instagram, and LinkedIn.

  • Enter showing instructions and information into ShowingTime once the property is in the MLS.

  • Provide agents with exclusive customizable seller reports they can use to keep sellers informed of marketing and showings.

  • Add required documents to the MLS listing such as legal description, disclosures, etc.

  • Add all listing documents, disclosures, and any other required documents to the broker’s online compliance management software to ensure the file is complete and more!
